Waterford HOA Dues Information
Updated for 2025-26

The Waterford HOA dues are $400.00 for owner-occupied properties, and $600.00 for rental properties. 

Is my property considered a “Rental Property” for the purpose of dues?  Please review our rental property definition document 

Dues are due on January 1 each year, and must be paid in full by March 31st.  

*The amount of late fees are determined each year at the annual meeting.  Currently, late fees are $10 per month and will begin to accrue beginning April 1*

PLEASE NOTE:  Payments are applied to oldest balance first which may result in late fees being applied to current year dues if prior balances exist.

Checks can also be dropped off at the HOA mailbox across from the pool.  Please put in a sealed envelope with your information on the front.

Returned Check Fees:
If your payment is returned for insufficient funds, you will be charged a $30.00 returned check fee

How are my dues used?

Grounds (Mowing, Sprinklers, Landscaping = 34% or $136.00
Utilities (Electric, Water, Trash, Internet, Website = 15% or $60.00
Liability Insurance = 12% or $48.00
Pool (Service, Accessories, Security Cameras = 9% or $36.00
Lakes (Fountains, Treatments) = 6% or $24.00
Taxes = 2% or $8.00
Accounting, Legal, Banking, Government Filing = 2% or $8.00
Misc Supplies/Administrative Costs = 2% or $8.00
Long-term budget items and Unexpected Repairs/Replacements
   18% or $72.00

Total Dues = $400.00

*Note – the additional $200.00 for rental properties goes toward deferred maintenance expenses and long-term budget items.
